expanding our offshore property operations team and looking for an experienced Property Performance & Automation Specialist to manage and improve the performance of our UK-based HMO, Serviced Accommodation and Short-Term Let portfolio.This is a hands-on property management role with a strong focus on increasing occupancy and revenue, improving direct and repeat bookings, maintaining HMO compliance, and automating manual operational processes.You will work closely with our UK-based property manager and take ownership of the day-to-day remote management and performance of the portfolio.Role & responsibilities Short-Term Let & OTA ManagementMust have hands-on experience managing properties across Airbnb, Booking.com, Expedia, Vrbo and AgodaManage listings, calendars, availability, rates and booking restrictions across all platformsContinuously optimise listings to improve search visibility, conversion rates and occupancyMonitor competitor pricing, local events, seasonal demand and booking trendsIdentify vacant/low-performing dates and implement strategies to generate bookingsPrevent double bookings and ensure calendar/rate consistency across platformsManage guest enquiries, booking amendments, cancellations, refunds and platform casesCoordinate guest check-ins, check-outs and property readinessRevenue, Occupancy & Direct BookingsTake ownership of improving occupancy and overall portfolio revenueMonitor occupancy, ADR, RevPAR, booking lead time, cancellation rates and revenueDevelop strategies to increase direct bookings and reduce dependency on OTAsBuild and maintain relationships with previous guests to generate repeat bookingsAttract corporate, contractor, business and long-stay customersIdentify opportunities to convert OTA customers into repeat/direct customers where permittedMaintain a database of previous/direct customers and proactively generate repeat businessAnalyse individual property performance and recommend actions for underperforming propertiesHMO & Long-Term Tenant ManagementSome properties within the portfolio operate as HMOs, so the successful candidate will also support HMO operations.Ensure all required HMO and property compliance documentation is in place, organised and monitoredMaintain a compliance tracker and flag upcoming renewals/expiriesCoordinate with the UK property manager to arrange inspections, certificates and required compliance activitiesMonitor room occupancy and upcoming tenant move-outsAdvertise vacant HMO rooms and manage enquiries from prospective tenantsCoordinate viewings with the on-site UK teamSupport new tenant onboarding whenever rooms become vacantEnsure required tenant documentation is collected and properly maintainedCoordinate move-in and move-out processesMaintain accurate tenant and room occupancy recordsMonitor and validate rent collections, identify missing/late payments and escalate discrepanciesMaintain clear rent collection and arrears reportsRepairs, Maintenance & TradespeopleReceive and track maintenance issues reported by guests, tenants or the property managerArrange appropriate tradespeople/contractors as and when requiredObtain quotes where necessary and coordinate appointmentsFollow up with tradespeople until repairs are completedMaintain records of maintenance costs, invoices and completed worksPrioritise urgent issues that could affect guests, tenants, compliance or future bookingsCoordinate closely with the UK-based property manager for physical access and inspectionsReviews & Guest ExperienceMonitor reviews across all online booking portals, including Airbnb, Booking.com, Expedia, Vrbo and AgodaRespond appropriately to guest reviews and feedbackIdentify recurring complaints and work with the property manager to resolve root causesTrack property ratings and review trendsImplement improvements to achieve stronger guest satisfaction and ratingsEncourage satisfied guests to return and become repeat/direct customersAutomation & Process ImprovementA major part of this role is reducing unnecessary manual administration.Identify repetitive manual property-management processes and automate themAutomate guest communications, booking administration, reporting and operational workflowsImprove cleaning and maintenance coordination through structured systemsAutomate reminders for compliance renewals, rent collection and operational activitiesCreate SOPs, templates, checklists and standard workflowsImplement dashboards for real-time monitoring of occupancy, revenue, rents, reviews, maintenance and complianceContinuously identify opportunities to make the portfolio more efficient, scalable and less dependent on manual interventionPreferred candidate profile UK property management experience is mandatoryMinimum 3+ years' experience in UK Property Management, Serviced Accommodation, HMOs or Short-Term LetsMust have hands-on experience with Airbnb, Booking.com, Expedia, Vrbo and AgodaExperience managing multiple properties/listings simultaneouslyGood understanding of UK HMO operations and compliance requirementsExperience with tenant onboarding, rent monitoring and room managementExperience coordinating cleaners, maintenance teams and tradespeopleStrong understanding of short-term rental pricing and revenue optimisationAbility to demonstrate previous success in increasing occupancy and property revenueExperience generating direct and repeat bookingsStrong Excel / Google Sheets / dashboard and analytical skillsExperience with PMS, channel managers, dynamic pricing and automation tools is highly desirableStrong systems-thinking and automation mindsetExcellent communication and problem-solving skillsCommercial mindset focused on revenue, occupancy, profitability and guest satisfaction Role Details Fully Remote Offshore UK Shift: 1:00 PM 9:30 PM IST Full-Time Long-Term Engagement Weekend availability required Mid-week days off Salary: 40,000
